Hi everybody it’s Danny from Prowired Electrical. Today I’m going to take you through a small case study on a project we’ve recently just come into the last stages of for a client we picked up at the construction expo two years ago. The job is in Maidstone in Kent. The development comprises nine new build houses, which range from three, four or five bedroom properties.
It’s a great looking development, clean and tidy, exactly what the client wants. They want to build quality homes with a good specification at the right price for their customers. It’s off the main road, so forms a nice close and I think anyone would be happy to live here.
Here’s the first plan we received. We had some bottom lighting that we could measure off around the site. The plan is very good just for reference purposes as the site progresses. This is one photo from one of my visits to the site.
It’s called Millers Field, and it’s a multi award winning home builder. They build a quality product and they believe in the right clients buying their houses. The clients do buy a good house. I chose a kitchen in this picture because there’s a lot of accessories in the kitchen that would make sense for a lot of people.
In terms of what we fitted starting with the ceiling we used JCC V50 downlights. They were warm, white bezels. We used that on a lot of our projects and we feel that they’re very good and very reliable. For smoke detection we used Aico which was in the kitchen, the hallway and the landing, and is all interlinked. Obviously if one goes off then they all go off as a safety measure.
There are no carbon dioxide detectors in these properties because they had air source heat pumps and no gas in them whatsoever, and also no open fireplaces. We had system three ventilation in the kitchen, bathrooms and en suite.
If you’re not familiar with system three, it is a constantly running fan that has a boost facility and it is very common now in new build housing. The fan used was a Greenwood CV2 fan. The electrical wiring accessories were Data Slimline white plastic.
I think sometimes chrome can look too much and this photo is quite a good example. You want the kitchen to speak volumes, not the electrical accessories. There’s also EV charging – the car charger was actually chosen by the client. It’s nice, neat, compact and didn’t stand out much.
Here is the air source heat pump, this is at the back of the property near the garage. This is one of the first ones that we have done, so it took a bit of help from Mitsubishi to get it up and running. It’s a step in the right direction as it is green energy and that is the way that I think the UK is going.
There are also ring doorbells, which were a last minute upgrade actually and every property had one. These are increasingly popular in new builds. Everybody seems to want a ring doorbell and actually for security purposes, I think it’s a really good asset at home for any resident.
So that was the case study for Maidstone in Kent – a good development with good results. Let’s hope we deliver the project with a happy client and hopefully we can work together in the near future.
